Responsibilities
- Holds hearings and issues decisions on requests for:
- Variances from zoning rules
- Special Exceptions
- Special Use Permits
- Appealing a decision by the Zoning Administrator
- Has final say on all cases it hears

- Comprised of 5 citizen appointees
- Members appointed by Board of Supervisors for 5 year terms
- Act in quasi-judicial capacity
- Decisions only subject to appeal in local court system
Variances & Special Exceptions
If your application for a Zoning Permit is denied, you have the option to appeal the decision of the Zoning Administrator and seek a Special Exception or Variance from the Board of Adjustment. A Special Exception is a specific allowance written into the Zoning Ordinance with certain standards that must be met. A variance may only be granted if you can demonstrate a hardship caused by the rules of the ordinance. The Board has the final authority to make a decision for a request.

Special Use Permits
Many uses on a property have unique aspects that can impact neighbors. If you want to start or expand a business in Cerro Gordo County or use your property in a way that impacts neighbors, please contact us to discuss what you would like to do.
A Special Use Permit might be needed. Article 20 of the Zoning Ordinance lists the types of property uses and the zoning districts in which they are allowed. If you do not see the use listed, we can help you figure it out.

Zoning Appeals
If you believe a determination is in error, you have the option to appeal the decision of the Zoning Administrator to the Board of Adjustment. The Board has the final authority to make a decision for a request.
